How Much Does A Barndominium Cost?

John King • May 26, 2026
A barndominium offers the perfect blend of rural charm, minimalist design, and industrial-grade strength. While these structures can provide exceptional value, understanding the costs involved is essential for a successful build.

We’ll break down where your investment goes and what to expect during the barndominium construction process.

What Drives a Barndominium Cost

The "average cost" of a barndominium is highly variable, and estimates will differ significantly among builders. Instead of searching for a single price tag, focus on the specific factors detailed below that will determine your total investment.

Size and Layout

More square footage usually equals more materials, time, and labor but the complexity of the space is what can affect the budget.

While a standard rectangular shell is seen as one of the most cost-effective shapes, adding "L" or "T" shapes, internal load-bearing mezzanines, or complex rooflines significantly increases the cost.

Location

Where you build can greatly affect the cost. Remote locations may require extra work to bring in utilities like power, water, and septic systems. Local building codes, such as those for snow loads or high winds, should also be taken into account when it comes to the materials and construction methods needed for the job.

Foundation Types

The foundation is a big part of the cost, especially since barndominiums often cover more ground than a traditional home. For areas with flat land, a monolithic slab is the standard, budget-friendly option. But if your property is on a slope, you may need extra work that can raise costs, like tiered foundations or grading.

Customization Options

Interior finishing often accounts for half of the total cost. Your choices in design and features, such as quartz countertops, vaulted tongue-and-groove ceilings, and energy-efficient spray foam insulation, directly impact the budget, much like in a traditional luxury home.

Understanding the Building Timeline of a Barndominum

While every custom build is unique, barndominiums typically take around 6-9 months to complete, factoring weather conditions. Here’s a typical roadmap for a build:

  1. Planning - This is the initial phase where a company typically spends a month or two collaborating with you to finalize the plans and approvals.
  2. Permitting - Once planning with a customer is complete, we make sure all permits are set followed by our team arriving on-site to clear the land so that they can start working.
  3. Foundation work - Crews will typically spend 1-3 weeks forming concrete to help level the surface for a rock-solid foundation.
  4. Framing - During this time (around 2-4 weeks), the main post-frame structure is built, and the siding and roofing are installed. This “dries in” the building, protecting the interior from weather and allowing interior work to begin.
  5. Interior & Exterior Finishing - Once the exterior shell is in place, the next 4–6 weeks focus on installing HVAC, plumbing, and electric. After installations, spray foam insulation is added to seal the building, making it energy-efficient and comfortable.
  6. Final Walkthrough - The final months cover the custom interior work, including drywall, cabinetry, and design. The process concludes with a thorough walkthrough to make sure our quality standards are up to expectations.
